Have you seen banners claiming that a rental unit is ‘newly renovated’? This is likely due to a ploy in which landlords can legally evict a tenant via substantial remodel, a.k.a. a renoviction (renovation eviction). Despite this loophole landlords still fail to follow the rules around a substantial remodel. Send a message to adrian@tuanaheim.org to share your story and help end this exploitative tactic!

Campaigns:

Affordable California Campaign (2025 Bill Package) – One Pager (English) & One Pager (Spanish)

The Affordable California 2025 Campaign is a set of proposed policies led by Housing Now!, PICO California, ACCE, Public Advocates, and many other community groups, that would:

➡️ Keep rents fair: Put limits on how much landlords can raise rent each year and make these rules permanent. affordablerentact.org (AB 1157 (Kalra) Affordable Rent Act) 

➡️ Stop unfair evictions: Give renters 14 days to catch up on late rent (right now it’s only 3 days). (SB 436 (Wahab) 14 Day Pay or Quit)

➡️ Ban hidden fees: Stop landlords from adding surprise charges that make housing even more expensive. (AB 1248 (Haney) Junk Fees)

➡️ Build more affordable homes: Create a $10 billion fund to build and protect housing for families, seniors, and people with low incomes. (AB 736 (Wicks) & SB 417 (Cabaldon) CA Housing Bond)

➡️ Make the state invest long-term: Require California to plan and keep funding real solutions to end the housing crisis. (AB 1165 (Gipson) Housing Justice Act)

➡️ Bring in billions from banks:Make banks and lenders invest in communities, unlocking $13 billion every year for housing and neighborhood improvements. (AB 801 (Bonta) California Community Reinvestment Act)

New legislation – PASSED:

SB-610 Disaster assistance: tenants, mobilehome parks, and mortgages.

  • Recently signed new amendments into law expanding tenant protections after disaster

AB-325 Cartwright Act: violations.

  • Bans algorithmic price fixing on, for example, rent and groceries

AB-1414 Landlord-tenant: internet service provider subscriptions.

  • Prevents landlords from forcing a specific internet service provider on tenants

AB-628 Hiring of real property: dwellings: untenantability.

  • Landlords must now provide a working stove and refrigerator – previously considered “amenities”

We’ll have reports on legislative and campaign updates in addition to local goings on. We’ll also be electing new steering committee members – help bring the voice of your community into the mix for only a nice six month term!
